Rent:
Rent is due at the 1st of the month, if rent is not paid until after the 5th it will result in a 50 dollar fine as per the rental agreement, if both people are late with the rent money it will be divided equally. If the land does not want the 50 dollar fine, then it goes into the fine jar and is used for household products of a common nature or is used during a time of crisis.
Late rent:
If the rent is late more than three times in a year period the party who is unable to uphold their responsibilities will be asked to leave.
Common Areas:
Living room
The living room area is common space, and should not be used to undress, sort through daily trash, or personal property in such a way that it will impede comfort for the other roommate. Also if it disallows the ability to entertain guests, it will also be frowned upon.
Bookshelves: Each roommate will have access to bookshelf area within the living room, these are to be kept tidy and should look appealing to guests, and each other. Personal material is encouraged to be housed there making you feel as though it is your personal space as well.
If something is to be borrowed from the bookshelves then the person whose property it is should be notified also as is common courtesy if you are borrowing someone property you should not lend it out to anyone else without returning it and discussing your want to lend it to someone else. Lending something of someone else’s should not be done on a whim.
Entertainment devices (such as the Television, Xbox, and DVR) Should be accepted to be common usage however it should be remembered who actually owns the property and it should be reflected as such. They should be turned off when not in use.
DVR Space: Shows and recording of a personal nature should be done in each occupants personal space. Only shows of mutual enjoyment should be recorded in the common areas.
iii. Noise should be brought down after 1 am on the weekends and after midnight on weekdays. One should refrain from playing of musical instruments, clinking of glasses, yelling of profanities and ruckus laughter.
Bathroom – During each weekly cleaning the bathroom should be checked to be in good working order by both roommates. Female care products shall be kept under the sink. In case of a female emergency, also Common use contraceptives will also be held underneath the sink.
Dining room – The dining room should be used for eating and projects. However, when one is not using the dining room table it should be left clear of debris. Also projects should take no longer than one week. If they do then they should be packed away when not present.
Hallway – The hallway should remain relatively clear, and is a part of the twice weekly cleaning schedule, if debris. If left there for more than 24 hours it will result in a minor fine. Organization projects and furniture construction being the only exceptions to this rule, in which case the time in the hallway will extend to one week, unless the person is absent.
Coat closet – The coat closet is common usage and is also to be invited for guests to use it as well. Coats belong there instead of on the backs of chairs, or impairing other areas of the house. Unless the coat is drying in which case putting the coat in the closet will dampen all items around it.
The Coat closet is not intended for personal storage
(Suits, Pants, etc) A temporary home is fine but only in transit. It’s final resting place should be a place of it’s own. outside of common usage items of the house. I.e. common property umbrellas, or chico bags etc.
Tool Closet – The tool closet should be left neat and clean. There is a organization to each shelf, it should be maintained. The top shelf will house cleaning supplies, this shelf is not apart of the metal shelves. The second shelf from the top will house: Tape, Nails, Screws, and adhesives. There will be a shelf with tools. If a tool needs to be used that does not belong to the person whom needs to use it they will first request permission to use the item. They will also be returned to where the tool was located. A violation of this will be a minor fine.
Landing – The landing is storage for Umbrellas and shoes that are soaked and if someone wishes to leave their footwear on the landing they are welcome to. If there are trash on the landing waiting to go down to the street, when one leaves they will grab at least one item when they are descending.
Pantry – The pantry will remain clean and organized. If requested, each party can have their own shelf and communal shelves.
If it is deemed reasonable each roommate will have their own food pantry in which to store their own food. This is in the hopes of avoidance of disagreements.
Kitchen – The kitchen will be kept tidy and when done in the kitchen one should check the counter over for crumbs and other remnants of food. The Dish Strainer is clearly mark and how silverware should be put into the strainer to avoid confusion and injury.
Also the area in front of the microwave should be kept clear so that there will be nothing interfering with the use of the microwave. The drawers should be clearly marked. Also kitchen tools should only be used for their intended purpose. As a side note, tools not of the kitchen variety should not be used on meats, cheeses and then left in the sink.
Porch – If there are two occupants each shall have their own porch. However the front porch must be accessible by company and it must maintain the ability for residents to call down for deliveries. ( due to the lack of working order of our buzzer, if it were to become operable this will be revisited. )
Also the front porch will be the designated smoking area for cigarettes, cigars & cigarillos. Tobacco pipes and hookah may be smoked inside to avoid confusion of other more non legal smoking options.
Porch etiquette: Nothing should be done on the porch that could affect either our living situation, freedom or safety.
Watering Of plants: When one is away watering of the plants will become the other’s responsibility
Rent Responsibility: Front room: 650

Privacy: Personal privacy should always be maintained, invasion of computer usage or personal areas will an cannot be tolerated. One’s Privacy is paramount. A violation of ones personal privacy is subject to a major fine.
People’s personal areas no matter how often you hang out in there should never be assumed to be public. If you wish to enter or hang out in a certain area you should ask permission, and never assume that you are authorized. You may not know if at that moment they are comfortable with your presence.
Meetings: Meetings will be held monthly to discuss various business about the apartment where any such grievances can be addressed and also amendments to the agreement can be filed and submitted for approval. Guests of any sort are frowned upon being at these meetings.
Office: The office is to be treated in most aspects as a bedroom and privacy should be maintained. If the workspace is to be used then aforementioned permission should be granted or asked for. Also it should be left in the same condition that it was found in. If it is left a mess it would result in a minor fine. If it is used without permission and entered, without permission that would result in a major fine.
Ink: If the ink is finished then it should be replaced or at very least provisions to replace it should be offered.
Bedrooms: The bedroom if wanted to be kept open should be clean and not something that would be disparaging for guests to view.
If however the bedroom is not in a state for viewing then the door should be closed when you leave.
If you wish to enter the bedroom to open windows, and create a cross breeze, then you should ask the other roommate prior. Also to check to make sure the windows are closed during inclement weather or when leaving the apartment.
House Guests: House guests (Romantic)
All attempts should be made to notify the other prior to there being a romantic house guest, let alone staying over. The preference is a 48 hour notice. Giving the other ample time to clean the house.
Cohabitation: A houseguest namely a significant other is deemed “living with” when:
A: ten consecutive nights or
B: for more than nine nights in a two-week period or
C: all the weekends of a given month plus five weeknights.
When such a event or series of events should occur these changes will occur: a change in the distribution of shelves in the fridge (instead of having two separate shelves and one communal shelf, the three parties will then have one individual shelf each and the door becomes communal.
Apartment vacuuming shall be increased from two to three times a week to accommodate the increased accumulation of dead skin cells.
House Guests ( Non– Romantic) : If the person is visiting it is the person whom invited them’s responsibility to clean up after them, also all actions of sed house guest fall under the responsibility of the roommate who’s company they are.
House Guest selection: There should be no house guest allowed on premises who would cause a problem with the residents or who would cause a problem with whoever is already on the premises. House guests will be subject to the respect clause, meaning ( that all respect must be given to who lives at sed residence; All due or un Due respect. Failure of that will result in being asked to leave.
Option to asking them to leave: Ask the roommate to bring them elsewhere. Disrespect should never be tolerated and should be brought up immediately to the other resident.
: Coitus:
All acts should be preformed within each one’s personal space and should not impede use of any area of the house.
If the noise level of the coitus is an unreasonable level, a text should be sent notifying the roommate engaged in the act. So as to not interrupt.
If coitus is enacted in the bathroom or another area of the house (This is known as the passion clause) That roommate has sole responsibility of cleaning that area for the next week and will take on the cleaning of both his own responsibility and the responsibility of the roommate.
Food: Food, should be used sparingly when it is the other’s property. If there is something that needs to be thrown out, either let the other one know prior or tell them that they need to throw it out. If you want to sample or taste something of the other’s you should ask and maintain all common courtesy and respect.
Replacement: Common condiments, Condiments and other cooking supplies should be replaced with the same thing or something equivalent. Also if the other party has a specific dislike for something certain or specific preferences and it was finished you need to replace it with their preference and if you wish to have another type of the same condiment or cooking supply then it must be purchased in addition.
Special stipulation, please if a flavored drink is finished please replace them as soon as possible, if it is not possible then the back up flavored drink should be enacted and a pitcher of iced tea should be made as a replacement until a replacement can be arranged.
Refrigerator space: If there are two people living in the apartment they will each have their own shelf, which should be left alone. That is unless something on their shelf poses a health concern in which case you should contact the roommate before proceeding. Also there will be one communal shelf. This shelf is fair game and things on this shelf are open to be eaten by anyone.
Drawers : Also each occupant will have one of the bottom drawers to themselves. Even if there is a enactment of the cohabitation rider, this will remain the same due to the lack of a third drawer
Freezer space: Each occupant will have one half of the freezer and one door shelf each. This will limit the confusion in these matters.
Guests can reserve things in the common areas by tagging their items with their name. These items should be treated as someone personal property. Using or consuming of someone property without permission will be considered a major fine. It makes both of the room mates look poorly.
Cooking: Cooking should be done, and if the other roommate is in the property all offers should be made to make enough for the other roommate if he would also like a portion.
Cleaning: All cleaning will be done twice weekly by both roommates.
This is because there will be two people living here and this will decrease the amount of dead skin cells floating and settled within the apartment.
Areas of Cleaning
Bathroom ( main ) – Both roommates will clean the main bathroom twice weekly. This is to ensure a clean environment. However the roommate who uses the bathroom more will take care of both the shower and the toilet. This is to ensure that the grout remains intact and pleasant. Also the toilet is to be scrubbed twice weekly by the roommate who uses it more often, once by the other roommate. This is to ensure that it is acceptable for guests to use. All shavings and hair should be absent when at all feasible. However if hair is there, then it should be rectified by whoever discovers it and accepted as merely part of the job.
Hallway – The hallway is to be vacuumed once and swept twice weekly. Also wood care products should be used to maintain the wood floors bimonthly.
Kitchen – The Kitchen will be cleaned twice weekly by both roommates regardless of use. This includes dishes. Moping of floors will be done biweekly by each roommate. Water and scrubbing is sufficient on the off weeks. Or also swiffer wetjet will also suffice.
Dishes – Cleaning of the dishes will be done regardless of who made them. If a problem occurs regarding dishes, then a separation of dishes will be made and the cabinets will be divided much in the way the Refrigerator was. Therefore no further argument can be made.
Also if there are no dishes to be washed then the dishes in the strainer will be placed away accordingly.
Stove – The stove is for use and should be maintained as such. If it needs to be cleaned before any use could occur then that will result in a minor fine.
Countertop – The countertop should remain clean and clear. Dirty dishes and oils should be cleaned after cooking if at all possible. If not available to be cleaned up then, after the meal. Or at very latest the next day.
Cabinets –The cabinets should be maintained in the order, in which they are organized, and clearly labeled.
Microwave – Plastic is not to be used in the microwave. It is unsafe to heat plastic it also degrades the usefulness of the plastic. Also it allows bacteria to grow in the plastic. If requested reading material can be provided so you can be more fully informed.
Only Glass, ceramic, and paper should be used in the microwave to reheat or heat something.
Storage – Storage of Cooking devices and storage containers should be kept neat and orderly. Plastic storage containers should be kept with their lids in order to minimalize the frustration of having to look for a lid.
Living room – Couch and bookshelves are the main areas of cleaning. Dusting and vacuuming should be done, to make sure no nastiness remains in the couch.
Dining room – Sweeping, and if necessary putting away items that are there.
Refrigerator – Organizing your own individual shelf and checking common condiments for expiration.
Pantry – Each pantry should be cleaned and checked for expiration. If something is going to go bad soon, then it is to be placed on the counter top as to make it more likely to be used.
Tool Closet – The tool closet is extremely vital. It houses our ability to repair and create. Things taken from the tool closet should be returned in the same manner in which they were found. Also tools should never be lent out without the permission of the owner. Also they are also only to be used for their intended purpose. This is solely based upon interest of safety. Tools are to be returned to their original spot. Also tools should not leave the house without prior permission of their owner.
If requested, selves can be separated and allocated so that tools are kept separate.
Miscellaneous
All bodily fluids and expenditures will be disposed of in the most commonly socially accepted way. Failure to do so will result in a major fine, baring some medical condition which would enact a no fault clean up situation.
Electricity: Electricity usage, should be used in a reasonable manner, and common use electronics should be protected and preserved to the best of your ability. A violation of this will result in a minor fine of one dollar to be placed in the fine jar.
TV: TV usage should, be respectful ( this means if other people are within the viewing area that nothing offensive should be watched.) Also if the other party is attempting to sleep then a reasonable volume should be maintained. (reasonable meaning that it should not be able to be heard from the bedrooms.)
DVR:
If the DVR is a common usage DVR then only things that both parties agree upon should be recorded or deleted.
Security: Security is paramount. One of the most important things is to live in a safe home environment. This means that all doors, and windows must be secured when no one is home. If one were to leave and there were another person there to safeguard the property then all the one leaving would have to do is close the door and notify the remaining party of their absence. Also if one is to leave the only reasonable term that comes to mind is “Batten down the hatches.”
Missing Property – Missing property should be addressed to first notifying the other party of the items disappearance. If this does not solve the problem, then ask the other party of anyone else’s presence in the apartment. If this party was of questionable trust, and they were allowed free range to abscond with property is should be the roommate who allowed such an occurrence to happen to replace sed item. Without accusations, and / or discussion of the suspects guilt. That is something for the roommate who allowed the occurrence to happen to handle. Also if the item is returned in the same condition then it would no longer need to be replaced.

Zombie Outbreak:
In case of a zombie outbreak. The apartment is to be fortified and if possible we fortify the ground floor and attempt to take control of the entire row of houses. There will be a full plan available within the apartment.
All appropriate steps should be taken to maintain the others health in times of crisis.
Invasion (Alien / Robot):
In the event of a Alien or Robot invasion, we will band together with as many people as possible bolstering our ranks so as to protect ourselves from danger. All the while securing and discovering what weapons are effective against this alien threat. Once we have discovered how to best achieve victory we will arm the masses and then join the front lines.
Emergency meetings:
An emergency meeting can be called at any time and it must be convened within 24 hours. A breach of this would constitute a major fine of ten dollars and would be consecutive for each week there after. If the meeting is not convened within six weeks, The party disallowing the meeting will be asked to move out.
Cable/Internet: Internet should be used caringly and mass downloading or anything that would clog our personal bandwidth should be done between the hours of 11 pm and 9 am, unless the other party is absent and it will not affect them.
Utilities:
Bathroom: The bathroom is mainly each occupants responsibility, however the bathroom that is shared by the non-main room and guests will be cleaned once each week by both occupants. If as nothing else as to be a courtesy to guests.
Furniture Arrangement:
Furniture arrangement although totally aesthetic should not impair access to any window or door. Failing this is not only a violation, but also a fire hazard. Especially in the front where access to the street and fire dept. is more easily accessed. Also this should be maintained so that there will be no interference incase of a structural emergency.

Friendship:
Conversations: conversations among friends should not be discussed with people not involved with the conversation. Also nothing said about a romantic partner should be said or discussed. This a major issue and may result in a major fine, and the request to no longer cohabit.
If it is within reason to help the other out with a female or a relationship in general, then you should take all steps to do so.
You should check in at least once a week to see how the other is doing in their life whether or not you really care. If you are not interested in being friends with the person, this does not apply.
Open and Honest Policy:
Information regarding the apartment and its happenings should be freely shared. They are not to be concealed, and should something of note happen then you should at once let the other party know.
Also one should also notify the household when something is running out, so that when one goes to use it, it will be there.
Money Lending:
The lending of funds is accepted, however the sum must be agreed upon by both parties and any number in excess of one hundred dollars (USD) must be recorded in the ledger until paid back. When each payment is made, both parties must agree upon the new sum.
Borrowing of property:
The borrowing of property should be acknowledged and agreed upon before taking the property into one’s possession. It should not be discovered after the fact. This is an invasion of property and will follow the same rules.
Also if the property lent is damaged or destroyed during the time period that it was borrowed then the person who borrowed it needs to replace the item with something equivalent or greater in quality.
Also during the time that property is maintained, it should not be altered, disassembled, fused, painted (or any means in which you would alter the appearance of the object) or used in any manner that is it’s unintended purpose.
Returning Property:
When returning property, both parties should inspect it so there are no discrepancies, if the check is not done. When the property is inspected for the first time, and is deemed to be unsatisfactory the person who last had possession of the property will be responsible.
Fines: There will be a jar for fines, it will be on the honor system. A dollar fine will be held across to board on minor items of interest and a ten dollar fine for major issues. All proceeds from the fines will be used towards the house or coverage of rent or utilities in a time of crisis.
Once fines are paid it the person as seen as with a clean slate and it cannot be held against them. They have served their time. However if one lacks the ability to pay a fine a IOU can be written out with both roommates agreement and signatures.
Rides / Transport: Rides and transportation of property will be obligatory as long as it will not damage the transporting vehicle. Also if the person does not have a prior engagement or something that would conflict.
Truthfulness: Being honest is obviously important for friendship however, being honest and admitting doing something is much more beneficial than denying something that happened. Amnesty is offered for the first 24 hours of a conversation and if it is discovered later that a mistruth was told to the other, a major fine or possible ending of cohabitation could be the possible result.
Keeping something from the other or attempting to hide or obscure a misdeed. This will be considered deceitful, and will result in a major fine.
Deciding to move out:
You will retain the responsibilities of living at this location for 30 days, and during this time you are given certain waivers to the rules. You can use the living room and other areas as storage, and organization. Also assistance should be rendered to the party whom is leaving, and all good will and friendship should be maintained.
If however after stating that you are to move out you have not vacated the premises after the 30 days then a discussion will be had and a mutual agreement will be made regarding the fees for remaining.
At anytime the decision to move out may be terminated unless, both parties are moving out and notice has been submitted to the land lord and the realty company.
Process for amending the current Agreement:
First process for changing the agreement, discussion. Then a copy of the modifications should be submitted in email, and then a final review will be held by an impartial judge.
Take Out:
When take out is ordered, one must ask all in the domicile if they would also like something from the take out place. (if appropriate, If the person is sleeping, it is not appropriate. Also each person is responsible for paying for their own items unless otherwise stated.)
Special Circumstances:
Moving in:
All moving in procedures and leniency should not extend past a one month barrier. People moving in should be a self contained unit after 30 days.
Hoth procedures:
Enacting the Hoth procedure has to be agreed upon by both parties or will be enacted when work needs to be done in the common areas and the outside temperature is above 90 degrees Fahrenheit.
Open all bedroom doors
Turn on AC at high cool at coldest temperature.
Close all non necessary doors, mainly bathrooms.
Ensure tight seal on the bottoms of doors to keep cold air in.
Zombieland Procedure:
The Zombieland procedure is only enacted when there is an imitate biological contaminant that is threatening survival. During this emotional attachments are to be disbanded and whoever is not infected is to be preserved.
Code 16:
A code 16 when texted or said to the other roommate will be discussed in secret and will be known only to them.
Code 13:
A code 13 is much like a code 16 however it requires an immediate response.
121:
When a 121 is texted to the other roommate or written on the door. The other roommate should stay away until the “all clear” is called. Or they are allowed to check back after an hour and a half.
Skynet:
If one needs assistance helping to destroy a potentially dangerous Artificial Intelligence
Experiments:
If one is attempting to conduct a scientific experiment, as long it is safe to assist one should assist as long as if does not endanger either their health or freedom.
Time travel:
If one of the occupants should somehow discover the ability to time travel the appropriate time to appear should be on August 1st of each year at 12 noon.
Superpowers:
If one gains superpowers, they should attempt to give the other superpowers as well. Failing in that they should name the other their sidekick.
Flag:
Our Apartment’s flag is Black Griffin on a sky of red. It should never be flown upside down. It can however be lowered in times of mourning or inclement weather.
The Chaos Procedure:
If one roommate is messing with the other’s guest and he wishes them to terminate messing with them. They will say very clearly “Tarmac”
The First Encounter:
When meeting someone for the first time all respect will be given regardless of their demeanor. Simply because if it is your first meeting you do not know the circumstances in which your meeting them.
Creators procedures:
If parental units are to visit, there should be time to allow for the cleanup of common areas. If the possibility exists of a parent entering the apartment during a certain time period then they are to let the other roommate know. This of course bars any emergencies such as bathroom needs. The other roommate should be notified after this though and let know how it went.
Affiliations:
If you are or become affiliated with any group at any time the other roommates must be notified. Also a judgment must be made whether or not to maintain the roommate partnership. A vote will be made, involving all roommates. If there is a tie; then a neutral party will be used as a “tie breaker.”
Alien Encounters:
When coming across an alien. Not an “illegal alien” but an space origin alien. One should first gauge whether it is safe or not to proceed. Aliens that have not had enough data gathered should never be allowed into the apartment.
Mutations:
If one roommate was to have a mutation that did not enact the superpowers clause, the other should notify the authorities either the police because the mutation is dangerous. Or medical personal so as to help the aforementioned mutant.
Body Snatchers:
One friend needs help to destroy someone they know who's been replaced with an alien / pod-person.
Off limit areas:
The roof is an off limit area as stipulated in the lease contract. So therefore it must be maintained as such. Violation of this will result in a major fine and possible immediate ejection from living in the apartment. This is because it could effect the living status of everyone in the apartment.
Amendments to Current Agreement, can be added on if both parties agree and it is signed and it also must be written when these changes or additions take place.
